Excessive Shingle Deterioration, this can result from numerous causes:
|

 |
 |
- Age – 20 year three tab shingles typically last around 15 years in this area
- Wind Damage – wind doesn’t have to be hurricane strength to impart major damage to older shingles
- Hail – Quarter sized hail stones can cause significant damage to shingles
- Tree Damage – tree limbs falling on and/or branches scraping the shingles can cause isolated damage.
- Tree debris – accumulated leaves, pine straw and/or branches can accelerate deterioration of shingles in the roof valleys.
- Inadequate attic ventilation can cause shingles to wear out prematurely
- Over-zealous pressure washing a shingle roof can drastically reduce its useful life.

Flashing at sidewalls and/or chimneys can fail

- Metal flashing rusts and/or corrodes
- Caulking at joints and terminations breaks down due to the UV rays of the sun.

Rubber
seals of plumbing vent stack and electric service mast flashing boots
break down due to UV radiation. These seals typically last around 10
years.

Lead seals on flashing boots can last as long as the shingles, but are sometimes damaged by squirrels.
