Attic Issues
that may require immediate attention to prevent Major Expenses later on!
Roof leaks, visible from inside the attic
Leaks can develop at chimneys, plumbing vent stack pipes and sidewall flashing. Most are easy to spot, but some may not be.
Loose, poorly secured ridge vent can result in leaks.
Inadequate attic ventilation can cause shingles to wear out prematurely and increase energy consumption. Poorly ventilated attics can exceed 140 degrees F in the summer.
Power attic fans and even wind turbines can fail and reduce ventilation.
Soffit vents can become blocked by heavy paint application, improperly installed insulation and/or attic storage.
Faulty HVAC equipment can cause significant damage to insulation and ceilings below, as well as other problems.
Clogged condensate drain lines can cause drip pans to overflow
Rodent damage to freon and/or condensate drain line insulation can result in condensation dripping onto the ceiling below.
Rust damaged drip pans can result in ceiling damage.
Air leaks in the return ductwork can result in attic air infiltration into the system, resulting in reduced efficiency and dirty interior coils of unit.
Damage to plumbing vent stacks can result in water damage to insulation and ceilings.

The greatest Heat Loss in the Winter and Gain in the Summer is through the ceiling. If the attic floor insulation is inadequate, your home wastes energy and costs more to operate. The current minimum standard for Insulation in our area is R-30 (“R” represents the resistance to heat transfer). The Department of Energy recommendation is R-49. Most homes built prior to the early 90s have less than R-30 attic insulation.

If you are unsure about yours, *Call Lowcountry Home Inspection…we can check it for you – 843-881-7842. Consider adding more insulation if you have less than R-30. Insulation is relatively inexpensive and the payback period is relatively short.

Tip of the Month
Money Saving Tip of the Month – Set the thermostat on your Water Heater to 120 degrees F. Not only is it safer for children and may prevent a scalding accident, but it will it conserve energy and save you money.
