Repair Inspection - A repair inspection can be scheduled after a buyer or owner has requested repairs to be made and repairs are complete. These inspections are helpful whether you are a buyer requesting repairs be made to your future home, or a homeowner having repairs or remodeling performed your home. Fees vary.

Potable Water Testing  - $350
Having this test is useful if your drinking water is supplied by a well.
Procedure: We take a sample of your well water and have it analyzed by an environmental lab to determine if pollutants are present and whether or not the water is safe to drink.

Radon Screening  - $350
Radon is a naturally occurring substance in the environment and is reported to be the 2nd leading cause of lung cancer in the U.S. This test is almost always useful as a safety precaution; especially if your home has a basement or has other living areas that are built on a concrete slab.
Procedure: We take an air sample for 48 hrs. which is then analyzed by a lab to determine if dangerous levels of Radon gas are present.

Mold Survey / Risk Assessment  - $375
This test is almost always useful as a safety precaution. Common molds can cause some people to experience allergy symptoms and pose a higher risk for people with asthma-like conditions. On rare occasions, a few highly toxic species of mold can cause severe nerve and skin reactions.
Procedure: Please review the mold request form for a complete description of this service. This service is strictly optional but your signature is required to either accept or decline the service. Click here to view an example mold report and the mold inspection agreement.

Lead Paint Screening  - $350
Lead paint can be harmful to children if ingested. This service is useful if the home was built before 1978 and there are painted areas that have not been encapsulated with new lead-free paint.

Procedure: Paint chips are collected and sent to a lab to determine the lead content.

Asbestos Screening - $350
Some materials in older homes may appear to be Asbestos, yet may not be. When suspected material is observed, a sample should be collected and analyzed.

Procedure:A representative sample is collected and sent to a Lab for identification. If material tests positive, a recommendation to remove or encapsulate will be made.

We provide home inspection services throughout Charleston County, Berkeley County,
Dorchester County, and Georgetown County in South Carolina.
